The application takes about 15 minutes. Income, assets, credit, intent. You can save and return. Once your application is in, the file is ours to work.

We verify your income with actual documents, verify your assets with bank statements, pull credit, and issue the pre-approval letter that goes with your offers. This is the document that wins multiple-offer scenarios for you.

Under contract
From accepted offer to clear-to-close
Submitted to underwriting. Conditional approval issued with a defined list of remaining items. We clear conditions on a timeline you can plan against, and we tell you the moment anything could affect the close date.

Closing
Disclosure to funding
Cleared to close. Final Closing Disclosure issued three days before signing per federal rules. Wire fraud protection language goes out with every closing email. Sign at the table. Keys to you. Your file closed.

Down Payment Assistance
You think you cannot afford a home because the down payment is out of reach. Most first-time buyers in that situation actually can buy now, with the right DPA program covering most or all of the upfront cost. Chenoa Fund, CalHFA, Arrive Home, and more.

You run a business that writes off enough that your tax returns understate your real income. A traditional lender's denial does not reflect what you actually earn. We qualify on bank deposits or CPA-prepared P&L instead of tax returns.

You are buying rental property for cash flow. Debt-Service Coverage Ratio loans qualify on the property's projected rental income, not your personal income. No tax returns required. Closes the way a portfolio investor needs it to close.
