Every loan moves through these five stages. At each one, you hear from the studio with a clear update on where the file stands and what comes next.

Your file enters the studio. Initial review, document checklist, credit pull.

The promise behind every milestone At each named stage, you receive a short note from the studio. Not an automated status email. A real update written by a person who has read your file that day.

No pressure. Just a conversation.

The first conversation is to understand what you are working on. No application required to talk. We listen, ask diagnostic questions, and tell you whether the studio is the right fit for your file.

The first call is usually 15 to 20 minutes. We ask:

  • What you are trying to accomplish (purchase, refinance, equity access, or something else)
  • What timeline you are working with
  • What your situation looks like (income type, employment, credit awareness, prior conversations with other lenders)
  • Whether you have any specific concerns about how your file looks

By the end of the call, you should have a clear sense of whether the studio is the right lender for your file, what the realistic path forward looks like, and a concrete next step you can act on.

If we are not the right fit, we tell you. We send referrals to other lenders for files that do not match our programs. That is rare, but it happens.

Confirmation
You receive a confirmation that your application is in, with the list of documents we will need to verify income, assets, and credit. The list is specific to your situation, not a generic checklist.

Pre-approval issued
Verification complete
Income verified with documents, assets verified with statements, credit pulled, program selected. You receive your pre-approval letter and a summary of what you qualify for. This is the document that wins offers.

Offer accepted
When you let us know
You ratify a contract. Within 24 hours we send the disclosure package (Loan Estimate, intent to proceed, fees), update the file with the property address, lock the rate per your instructions, and order the appraisal.

Conditional approval
From underwriting
File submitted to underwriting. Conditional approval issued with the list of remaining items. You get a summary of what is outstanding and the expected clear-to-close timing.

Clear to close
All conditions satisfied
All conditions satisfied. Final Closing Disclosure delivered three days before signing per federal rules. Wire instructions confirmed verbally. Closing scheduled.

Closed
Funding day
Loan funded, deed recorded, keys to you. Final settlement statement sent for your records. Geoffrey remains the contact for any future financing questions.

Files have moments. We catch them.

Every file has at least one moment where something unexpected surfaces. The difference between a file that closes and one that falls apart is whether the loan officer catches it early and brings you a plan.

The studio rule

If a problem could affect your close date, you hear from us within 24 hours. With the issue identified, the impact assessed, and at least one path forward proposed. We do not bring you a problem without bringing you a plan.

Common situations we navigate:

  • Appraisal comes in low. Three paths to consider: seller drops price, you bring extra cash to close, or we restructure the loan. We run the math and bring you the options.
  • Underwriting condition appears. Conditions are part of every file. We work them as they come in, so you are not surprised at week three.
  • Your situation changes. Job change, credit event, gift fund timing. We restructure where possible. When the file cannot be saved, we tell you clearly.
